New! Real Estate Rehabilitation Investment Program
It is our goal to enroll individuals 25 years or older to provide the opportunity to invest in real estate. No experience is necessary but good credit, ability to qualify for a loan and the desire to succeed is a requirement as well as working hard and smart. Listening is indispensable – this is not a position for someone that is a “know it all.” We will enrich and dispense the needed knowledge. Through our foundation we will walk you every step of the way on the process of buying, rehabilitating and flipping real estate one house at a time.
We have limited spots since there are limited investment deals with potential profit of $15,000 or greater. The cost of the program is free. You must be available to be involved in the project from start to finish. Plan to spend an estimated 10 hours per week on the project. You will buy the property with our guidance; we will walk you through the purchasing, rehabilitation and selling process. Each project is estimated to be 60 to 120 days from start to finish. After the project is completed and sold the net profit is split as follows, your portion is 60% and 40% paid directly to the non-profit for its operational costs and in sponsoring our entrepreneurial training program directed to underprivileged students from ages 17 through 24.
Remember that with any investment or transaction there is a certain risk involved, but with our years of experience, expertise and knowledge we strive to diminish or eliminate that risk. This is why it is important to listen, watch, learn and act on the advice provided. There is the prospect for those who know it all to lose money. If risk and investment scare you, then this program is not for you since this program has an entrepreneurial spirit – those who take risks make the most out of life.
Inspiration Training Foundation Home
The Inspiration Training Foundation Home is a training facility that concentrates on providing training programs focusing on stewardship, teaching financial literacy and responsibility, financial and life management skills and household responsibility and administration. By assertively changing the direction and conception of at-risk young men and women by encouraging education and career aspiration beyond high school and providing mentorship, development of leadership skills, scholarships and internship programs, we empower these teens with the necessary skills for academic and entrepreneurial achievement that develops the social skills and character development necessary to sustain an equitable life and integral part of the community.
The ITFH conducts its work from a unique location - the home is conveniently located in a large ¾ of an acre lot centrally located. The house is a “living model and facility” used in our program to teach teens on household administration. Each project teaches the student about financial literacy.
Since teenagers lack knowledge in money management, income and expenditures our program focuses on using a real-life home as a training facility that teaches the aspects of maintaining and managing a house. Given that most students ages 16 through 22 have never enrolled in a class in personal finance, our facility uses a teaching method that is appealing to teenagers – a real life house. The teens learn the most important simple ways to smart shopping, saving money and the daily and weekly duties for maintaining a household. Further, the students learn what expenditures are required in order to survive in the real world. Our non-biased and multi-cultural program teaches a hands-on experience on financial management.
As part of our program our students learn about credit education and the importance of good credit; investor education and how to save for the future; and homebuyer education – the dream of being a homeowner. Managing money, controlling debt, investing and planning for retirement are part of the program, as well as paying for college, purchasing a home and being a business owner.
